If you want to buy a house, or a condo in this case, don't piss off the seller. Don't offer a ridiculously low offer, along with a contingency to sell your house, requiring me to take my house off the market, but allowing you to back out of the deal at any time up to closing with no consequences.

Instead, buy the crappy place upstairs that's in your price range. It's identical to mine, except that mine looks nice. You're lucky enough to find a two-bedroom for less than 200k, so don't push your luck. Sounds like you can afford a place that smells like cat pee and old lady, not my well-kept garden view place. I have some choice words for you, but I'm too offended to speak them.
